Extreme Asbestos Roof Paint 5.0 kg

Extreme Asbestos Roof Paint is a maintenance coating intended for confirmed asbestos-cement roofing sheets that are in sound condition. Work on asbestos-containing materials can release hazardous fibres if it is planned or carried out incorrectly, so the roof material and its condition must be assessed by a competent person before purchase or application.

A coating does not restore structural integrity and is not a substitute for repair or removal where asbestos-cement sheets are cracked, delaminating, badly weathered or otherwise unsound. Do not proceed on damaged material; obtain specialist asbestos advice.

Before use, obtain and review the current product-specific Safety Data Sheet and Technical Data Sheet. Plan the work under the Control of Asbestos Regulations 2012 and follow the relevant HSE Asbestos Essentials guidance, including A12 for cleaning weathered asbestos-cement roofing and A16 for painting asbestos-cement products.

Suitable Substrates:

• Corrugated and profiled asbestos cement roofing sheets

• Flat asbestos cement panels and cladding

• Concrete roof tiles

• Cement fibre roofing sheets

• Clay roof tiles (except rosemary tiles)

• Artificial slate

• Previously painted roofs where existing coatings are sound and well-adhered

Note: Not suitable for plastic tiles. Not suitable for severely delaminating or structurally compromised asbestos where specialist removal is required. Not recommended over bitumen-based coatings or heavily chalked surfaces without thorough preparation. Always test on an inconspicuous area prior to full application. Always consult local authority guidance and applicable Control of Asbestos Regulations 2012 before undertaking any work on asbestos-containing materials.

Coverage & Spread Rate:

• Approximately 5–7 m² per litre per coat, depending on surface porosity and profile depth

• 1 L tin covers approximately 5–7 m² per coat

• 5 L tin covers approximately 25–35 m² per coat

• 10 L tin covers approximately 50–70 m² per coat

• 20 L tin covers approximately 100–140 m² per coat

• 1000 L IBC tank for large-scale industrial and commercial roofing projects

Coverage rates vary depending on the degree of weathering, surface porosity, and profile depth of the sheet. Heavily pitted or open-textured substrates will consume more product per coat. Do not over-dilute or over-extend to increase coverage, as this reduces film build and encapsulation performance.

Drying & Curing Times (@ 18 °C):

• Touch dry: 2–4 hours under dry, well-ventilated conditions

• Recoat window: 4–6 hours

• Light foot traffic (for inspection): 24 hours

• Full weather resistance: 48–72 hours

• Full chemical cure and maximum film hardness: 7 days

Do not apply if rain is forecast within 4 hours of application. Cold temperatures below 8 °C or high relative humidity above 85% will extend drying times considerably and may affect film formation.

Application:

Do not begin work until the roof has been confirmed as asbestos cement, assessed as sound, and covered by a suitable risk assessment and plan of work. Do not sand, drill, dry-brush, scrape aggressively or pressure-wash asbestos-cement sheets. Cleaning and preparation must follow HSE Asbestos Essentials A12 using methods that keep fibre release as low as reasonably practicable and collect contaminated debris and runoff for correct disposal.

Painting must follow HSE Asbestos Essentials A16 and the current product-specific Technical Data Sheet. Use only low-disturbance application equipment permitted by that guidance and the product manufacturer. Never use high-pressure spraying equipment. Provide safe roof access and fall protection; asbestos-cement roofs are fragile and must not be walked on.

Storage & Clean-Up:

• Store in original sealed containers between 5–30 °C, away from heat, flames, and frost

• Keep stored with the lid securely fastened between uses to prevent hardening

• Shelf life: 12 months from date of manufacture when stored correctly and resealed after use

• Clean all brushes, rollers, and spray equipment immediately after use with white spirit

• Dispose of empty tins, soiled rags, and waste responsibly in accordance with local environmental regulations

• Do not pour surplus product or rinsings down drains or watercourses

Batch Information:

To avoid colour variations across the roof, order all required paint at once to ensure a consistent batch. If ordering separately, it is best to use different batches on different coats rather than mixing batches within the same coat.

Finish & Appearance:

Leaves a semi-gloss to satin finish that presents a clean, uniform appearance across the roof surface. The coating enhances the natural colour depth of the substrate and provides a noticeably refreshed aesthetic compared to uncoated, weathered cement or tile. Colour options are available to complement surrounding structures or meet planning and estate management requirements.

Safety Notice:

This product contains white spirit. Keep out of reach of children. Work only in areas of good ventilation. Do not use in confined spaces. Avoid inhaling vapours. Do not breath spray. In case of contact with eyes, rinse immediately with plenty of water. Remove splashes from skin using soap and water or a recognised skin cleaner. Avoid contact with skin and eyes. Do not ingest. Protect the environment — do not empty into drains or watercourses. Care must be taken when transporting paint. Keep container in a secure, upright position. Dispose of containers responsibly.

All work on asbestos-containing materials must comply with the Control of Asbestos Regulations 2012 and the relevant HSE Asbestos Essentials task sheets. The required controls, PPE and RPE must be selected through the risk assessment and plan of work. Asbestos-contaminated debris, disposable PPE and cleaning materials must be packaged and disposed of through the appropriate asbestos-waste route. Obtain and review the current product-specific Safety Data Sheet and Technical Data Sheet before commencing work.

Additional Notes:

This coating is intended only as part of a competent asbestos-management plan for sound asbestos-cement material. It does not make a damaged roof structurally sound, remove the asbestos, or eliminate the duty to inspect and manage the material. If the roof is damaged, badly weathered or unsuitable for coating, seek specialist advice on repair or removal. Please note that packaging can occasionally arrive with minor cosmetic transit damage.
