Extreme Asbestos Roof Paint is a heavy-duty, single-pack acrylic polymer resin coating formulated specifically for sealing, waterproofing, and extending the serviceable life of asbestos cement roofing sheets, concrete roof tiles, and other industrial roofing surfaces. Designed for maximum adhesion, durability, and long-lasting colour, it forms a flexible, UV-stable film that binds friable fibres in place, restoring structural integrity to aged and deteriorating roofing whilst delivering a clean, uniform finish that can extend roof life by up to 10 years.
Available in 8 practical colours — Charcoal, Slate Grey, Light Grey, Rustic Red, Terracotta, Black, Moss Green, and Autumn Brown — this coating gives contractors and property owners a compliant, cost-effective alternative to full asbestos roof replacement. Note: Not suitable for plastic tiles. Not suitable for severely delaminating or structurally compromised asbestos where specialist removal is required. Not recommended over bitumen-based coatings or heavily chalked surfaces without thorough preparation. Always test on an inconspicuous area prior to full application. Always consult local authority guidance and applicable Control of Asbestos Regulations 2012 before undertaking any work on asbestos-containing materials.

Coverage rates vary depending on the degree of weathering, surface porosity, and profile depth of the sheet. Heavily pitted or open-textured substrates will consume more product per coat. Do not over-dilute or over-extend to increase coverage, as this reduces film build and encapsulation performance.

Do not apply if rain is forecast within 4 hours of application. Cold temperatures below 8 °C or high relative humidity above 85% will extend drying times considerably and may affect film formation.
Application:
Use a brush, roller, or airless sprayer. Mix thoroughly with a paddle mixer attachment before use. Apply two thin, even coats for best results. The product can be thinned with water if necessary, though this is generally only recommended for spray applications. Before painting, ensure surfaces are sound, dry, and clean, free from dust and loose paint. If moss, algae, or lichens are present, apply a quality biocide roof cleaner to remove growths, then wash the surface thoroughly. Make sure the roof is completely dry before painting.
Storage & Clean-Up:

Store in original sealed containers between 5–30 °C, away from heat, flames, and frost

Keep stored with the lid securely fastened between uses to prevent hardening

Shelf life: 12 months from date of manufacture when stored correctly and resealed after use

Clean all brushes, rollers, and spray equipment immediately after use with white spirit

Dispose of empty tins, soiled rags, and waste responsibly in accordance with local environmental regulations

Do not pour surplus product or rinsings down drains or watercourses
Batch Information:
To avoid colour variations across the roof, order all required paint at once to ensure a consistent batch. If ordering separately, it is best to use different batches on different coats rather than mixing batches within the same coat.
Finish & Appearance:
Leaves a semi-gloss to satin finish that presents a clean, uniform appearance across the roof surface. The coating enhances the natural colour depth of the substrate and provides a noticeably refreshed aesthetic compared to uncoated, weathered cement or tile. Colour options are available to complement surrounding structures or meet planning and estate management requirements.
Safety Notice:
This product contains white spirit. Keep out of reach of children. Work only in areas of good ventilation. Do not use in confined spaces. Avoid inhaling vapours. Do not breath spray. In case of contact with eyes, rinse immediately with plenty of water. Remove splashes from skin using soap and water or a recognised skin cleaner. Avoid contact with skin and eyes. Do not ingest. Protect the environment — do not empty into drains or watercourses. Care must be taken when transporting paint. Keep container in a secure, upright position. Dispose of containers responsibly.
All work on asbestos-containing materials must be carried out in strict accordance with the Control of Asbestos Regulations 2012. Appropriate respiratory protection, disposable coveralls, and nitrile gloves must be worn during surface preparation and application. Waste materials must be disposed of as controlled waste through a licensed carrier. Consult the Safety Data Sheet (SDS) before commencing work.

This product encapsulates and seals asbestos cement in a stable condition; it is not a substitute for professional asbestos removal where removal is required by regulation or where the substrate is no longer structurally sound.
