Extreme Asbestos Roof Paint is a heavy-duty, single-pack acrylic polymer resin coating formulated specifically for sealing, waterproofing, and extending the serviceable life of asbestos cement roofing sheets, concrete roof tiles, and other industrial roofing surfaces. Designed for maximum adhesion, durability, and long-lasting colour, it forms a flexible, UV-stable film that binds friable fibres in place, restoring structural integrity to aged and deteriorating roofing whilst delivering a clean, uniform finish that can extend roof life by up to 10 years.

Available in 8 practical colours — Charcoal, Slate Grey, Light Grey, Rustic Red, Terracotta, Black, Moss Green, and Autumn Brown — this coating gives contractors and property owners a compliant, cost-effective alternative to full asbestos roof replacement. Applied correctly, it seals micro-cracks, prevents water ingress, and reduces the risk of fibre release caused by weathering, mechanical damage, or moss penetration. Without protection, asbestos roofing can suffer from water seepage, compromising strength and leading to long-term water damage. Extreme Asbestos Roof Paint helps prevent these issues by sealing and recolouring the surface, transforming weathered asbestos roofs into strong, waterproof, and attractive assets.

Formulated and manufactured in the UK under ISO 9001 quality assurance, Extreme Asbestos Roof Paint is trusted by professional roofing contractors, facilities maintenance teams, and property owners across residential, agricultural, industrial, and light-commercial sectors. It is supplied ready for use and is an economical way to extend the life of your roof while enhancing durability and water resistance — ideal for small garage roofs through to large industrial facilities.

Suitable Substrates:

  • Corrugated and profiled asbestos cement roofing sheets

  • Flat asbestos cement panels and cladding

  • Concrete roof tiles

  • Cement fibre roofing sheets

  • Clay roof tiles (except rosemary tiles)

  • Artificial slate

  • Previously painted roofs where existing coatings are sound and well-adhered

Note: Not suitable for plastic tiles. Not suitable for severely delaminating or structurally compromised asbestos where specialist removal is required. Not recommended over bitumen-based coatings or heavily chalked surfaces without thorough preparation. Always test on an inconspicuous area prior to full application. Always consult local authority guidance and applicable Control of Asbestos Regulations 2012 before undertaking any work on asbestos-containing materials.

Coverage & Spread Rate:

  • Approximately 5–7 m² per litre per coat, depending on surface porosity and profile depth

  • 1 L tin covers approximately 5–7 m² per coat

  • 5 L tin covers approximately 25–35 m² per coat

  • 10 L tin covers approximately 50–70 m² per coat

  • 20 L tin covers approximately 100–140 m² per coat

  • 1000 L IBC tank for large-scale industrial and commercial roofing projects

Coverage rates vary depending on the degree of weathering, surface porosity, and profile depth of the sheet. Heavily pitted or open-textured substrates will consume more product per coat. Do not over-dilute or over-extend to increase coverage, as this reduces film build and encapsulation performance.

Drying & Curing Times (@ 18 °C):

  • Touch dry: 2–4 hours under dry, well-ventilated conditions

  • Recoat window: 4–6 hours

  • Light foot traffic (for inspection): 24 hours

  • Full weather resistance: 48–72 hours

  • Full chemical cure and maximum film hardness: 7 days

Do not apply if rain is forecast within 4 hours of application. Cold temperatures below 8 °C or high relative humidity above 85% will extend drying times considerably and may affect film formation.

Application:

Use a brush, roller, or airless sprayer. Mix thoroughly with a paddle mixer attachment before use. Apply two thin, even coats for best results. The product can be thinned with water if necessary, though this is generally only recommended for spray applications. Before painting, ensure surfaces are sound, dry, and clean, free from dust and loose paint. If moss, algae, or lichens are present, apply a quality biocide roof cleaner to remove growths, then wash the surface thoroughly. Make sure the roof is completely dry before painting.

Storage & Clean-Up:

  • Store in original sealed containers between 5–30 °C, away from heat, flames, and frost

  • Keep stored with the lid securely fastened between uses to prevent hardening

  • Shelf life: 12 months from date of manufacture when stored correctly and resealed after use

  • Clean all brushes, rollers, and spray equipment immediately after use with white spirit

  • Dispose of empty tins, soiled rags, and waste responsibly in accordance with local environmental regulations

  • Do not pour surplus product or rinsings down drains or watercourses

Batch Information:

To avoid colour variations across the roof, order all required paint at once to ensure a consistent batch. If ordering separately, it is best to use different batches on different coats rather than mixing batches within the same coat.

Finish & Appearance:

Leaves a semi-gloss to satin finish that presents a clean, uniform appearance across the roof surface. The coating enhances the natural colour depth of the substrate and provides a noticeably refreshed aesthetic compared to uncoated, weathered cement or tile. Colour options are available to complement surrounding structures or meet planning and estate management requirements.

Safety Notice:

This product contains white spirit. Keep out of reach of children. Work only in areas of good ventilation. Do not use in confined spaces. Avoid inhaling vapours. Do not breath spray. In case of contact with eyes, rinse immediately with plenty of water. Remove splashes from skin using soap and water or a recognised skin cleaner. Avoid contact with skin and eyes. Do not ingest. Protect the environment — do not empty into drains or watercourses. Care must be taken when transporting paint. Keep container in a secure, upright position. Dispose of containers responsibly.

All work on asbestos-containing materials must be carried out in strict accordance with the Control of Asbestos Regulations 2012. Appropriate respiratory protection, disposable coveralls, and nitrile gloves must be worn during surface preparation and application. Waste materials must be disposed of as controlled waste through a licensed carrier. Consult the Safety Data Sheet (SDS) before commencing work.

Additional Notes:

This product encapsulates and seals asbestos cement in a stable condition; it is not a substitute for professional asbestos removal where removal is required by regulation or where the substrate is no longer structurally sound. Choose Extreme Asbestos Roof Paint to give your asbestos, concrete, or tile roof a long-lasting, durable, and attractive finish — with a lifespan of up to 10 years when applied correctly. Please note that on some occasions packaging may arrive with minor cosmetic damage in transit. Please do not order if this would be unsatisfactory.

Extreme Asbestos Roof Paint is designed for corrugated and flat asbestos cement roofing, concrete roof tiles, cement fibre sheets, and artificial slate across residential, agricultural, commercial, and light-industrial buildings. It is commonly specified for:

  • Domestic garages, sheds, and outbuildings
  • Agricultural barns, livestock units, and storage buildings
  • Industrial warehouses and factory units
  • Schools, colleges, and public buildings
  • Commercial workshops and service bays
  • Light-commercial premises with aged asbestos or tile roofing

This versatility makes it the preferred choice for property owners and contractors managing asbestos roofing assets under the Control of Asbestos Regulations 2012, where encapsulation is recognised as a compliant and cost-effective alternative to full roof removal — extending roof life by up to 10 years when applied correctly.

Application Instructions

Surface Preparation

All work on asbestos-containing materials must be carried out in strict accordance with the Control of Asbestos Regulations 2012. Wear appropriate respiratory protection (FFP3 mask minimum), disposable coveralls, and nitrile gloves throughout preparation and application.

  • Remove all moss, algae, lichen, and biological growth using a stiff brush and a quality biocidal roof cleaner.
  • Allow biocide treatment to work and dry thoroughly for a minimum of 7 days.
  • Pressure-wash at low to medium pressure to remove loose material, dirt, and surface debris, taking appropriate precautions to prevent fibre dispersal. Avoid high-pressure jets on asbestos surfaces.
  • Work systematically from ridge to eaves.
  • Allow the roof to dry completely before painting — moisture content should be below 15%.
  • Ensure surfaces are sound, dry, and free from dust and loose paint.

Priming

On bare, weathered, or very porous asbestos cement sheets, apply one coat of a compatible asbestos primer and sealer. This penetrating primer hardens the surface, binds friable fibres, and improves adhesion of subsequent topcoats. Apply by brush or short-nap roller at approximately 6–8 m²/L. Allow 4–6 hours drying time before topcoats. Priming is generally not required on previously painted surfaces in sound condition or on concrete tiles in good order.

Mixing

Stir thoroughly for at least 2 minutes using a paddle mixer attachment before application and regularly throughout use. Do not shake. Ensure no sediment remains at the bottom of the container and that the colour and consistency are uniform throughout.

Thinning

The product is supplied ready for use. It can be thinned with water if necessary, though this is generally only recommended for spray applications. Do not over-thin, as this reduces film build and encapsulation performance.

First Coat

Apply the first coat by brush, short-nap roller, or airless spray equipment. Brush application is recommended for profiled and corrugated sheets to work the product fully into valleys, corrugations, and overlaps. For spray application, use an airless sprayer with a 17–19 thou tip at 2,000–2,500 psi. Apply a thin, even coat across the entire roof surface, avoiding puddling and runs. Coverage is approximately 5–7 m² per litre per coat. Allow 4–6 hours drying time between coats under normal conditions.

Second Coat

Apply the second coat using the same method, working at right angles to the previous pass where practical to ensure complete coverage. The second coat will have higher coverage as the substrate has been sealed. Pay particular attention to edges, sheet laps, fixings, ridges, and flashings where water ingress is most likely.

Optional Third Coat

In cases of extreme weathering, high-porosity substrates, or where maximum long-term protection is required, a third coat may be applied after the second coat has fully dried. This is particularly beneficial for roofs exposed to severe weather conditions, coastal environments with high salt exposure, or industrial atmospheres.

Curing & Reopening Times

  • Touch dry: 2–4 hours under dry, well-ventilated conditions
  • Recoat window: 4–6 hours
  • Light inspection access: 24 hours
  • Full weather resistance and waterproofing: 48–72 hours
  • Complete chemical cure and maximum durability: 7 days

Protect the roof from rain and standing water for a minimum of 4 hours after application.

Pro Tips

  • Schedule application during stable weather with at least 4 hours of dry conditions forecast.
  • Work during moderate temperatures (10–25 °C) for optimal film formation.
  • Avoid working in direct, intense sunlight — early morning or late afternoon application is preferable.
  • Do not apply if relative humidity is above 85% or temperatures are below 8 °C.
  • Maintain wet edges when brushing or rolling to prevent lap marks.
  • Always work from ridge to eaves and complete full bays in one session for uniform appearance.
  • For consistent colour across the roof, order all required paint in a single batch. If using separate batches, apply each batch on different coats rather than mixing within the same coat.
  • Use appropriate roof access equipment, safety harnesses, and follow Working at Height Regulations.

Batch Information

To avoid colour variations across the roof, order all required paint at once to ensure a consistent batch. If ordering separately, it is best to use different batches on different coats rather than mixing batches within the same coat — this prevents visible shade differences across the roof surface.

Clean-Up

Clean all brushes, rollers, and spray equipment immediately after use with white spirit. Flush spray guns and lines thoroughly. Dispose of all contaminated cleaning rags, empty tins, and waste materials responsibly. Asbestos-related waste must be disposed of as controlled waste through a licensed carrier in accordance with local environmental regulations. Do not pour rinsings, surplus product, or contaminated water into drains or watercourses.
