It helps limit how quickly liquids soak in. This means fewer stubborn stains, reduced moisture absorption, and a surface that’s easier to maintain throughout the seasons.

A penetrating sealer soaks into the stone and protects from within, usually without changing the appearance of the sandstone. A surface sealer sits on top and may add sheen or a wet-look finish, but it can be more prone to marking, uneven wear, or patchiness outdoors if moisture becomes trapped.

Most projects require one or two coats, depending on the porosity of the stone and the product instructions. Applying too much sealer can cause sticky areas or hazy residue, so even, controlled coverage is better than heavy application.

Durability depends on foot traffic, exposure, and the type of sealer used. Many homeowners refresh the protection periodically, especially on high-traffic areas and exposed patios.

Many penetrating sealers do not noticeably affect grip. Some shiny or wet-look finishes can feel more slippery when wet, so if slip resistance is important, choose a sealer designed for exterior use that does not form a glossy surface film.

Regular sweeping and occasional gentle washing help keep the surface looking fresh. Clean spills promptly and avoid harsh chemicals that can strip protection or mark natural stone.
