Extreme Seal Acrylic Tarmac Restorer & Sealer is a water-based coating for refreshing faded, sound tarmac and asphalt driveways. It combines colour restoration and sealing, with Normal and Anti-Slip options available in the selector.

Prepare and repair the surface before coating; paint and sealer do not repair potholes or structural damage. Apply two thin coats in line with the product instructions. Choose a colour from the current selector and test a small area for appearance and compatibility.

Compare the available finishes in our tarmac paint and sealer guide, or browse the tarmac restoration range.

Suitable Substrates:

  • Tarmacadam and asphalt driveways and paths

  • Aged/faded red tarmac on courts, lanes, and estate roads

  • Concrete drives, forecourts, and pedestrian routes (sound and dry)

Ensure surfaces are clean, sound, and dry before coating. Not recommended where standing water is present or on highly polished, non-porous surfaces.

Coverage & Spread Rate:

  • First coat: approx. 4 m²/L (≈ 20 m² per 5 L) depending on porosity and wear

  • Second coat: approx. 6 m²/L (≈ 30 m² per 5 L) on a previously coated surface

Apply two thin coats at right angles for best uniformity, seal, and colour depth.

Drying & Curing Times (@ 18 °C):

  • Touch dry: ~ 3 hours

  • Recoat: When touch-dry and matte (typically 3–4 hours)

  • Light foot traffic: After 6–8 hours

  • Vehicle traffic: After 24 hours

  • Full weatherproof cure: 7 days

Keep freshly coated areas dry for at least 6 hours after application. Cooler or damp conditions extend drying.

Finish & Sheen:

  • Satin, colour-rich finish (Normal) for a fresh, uniform driveway appearance

  • Micro-textured matt (Anti-Slip) with rounded quartz grit for added grip on slopes and busy walkways

Storage & Clean-Up:

  • Store sealed between 5–30 °C in frost-free conditions; avoid direct heat and sunlight.

  • Water-based: clean brushes, rollers, and trays with warm, soapy water before cure

  • Thinners: product is ready to use; can be diluted with clean water if necessary (not recommended as it reduces film build)

Batch & Packaging Notice:

For consistent colour across large areas, order your full requirement in one batch. During peak demand, products may ship in plain tins with a Trade Supplies UK label; formulation and performance are identical.

Safety Notice:

Apply outdoors or in well-ventilated areas. Avoid contact with eyes and prolonged skin exposure; wear gloves and eye protection. Keep away from children and pets until fully cured. Do not apply if rain is forecast within 24 hours. Dispose of waste according to local regulations. Refer to the product Safety Data Sheet (SDS) for full guidance.

Note:However, please bear in mind on some occasions the packaging may arrive slightly damaged. Please do not order if you won't be satisfied with this.

Extreme Seal Tarmac Restorer & Sealer is suitable for a wide range of domestic, commercial, and public-surface projects where tired tarmac or asphalt needs rejuvenation, sealing, and colour restoration.

  • Residential driveways & footpaths: restores rich colour, locks aggregate, and prevents fretting.
  • Car parks & forecourts: seals and protects against oil, fuel, and de-icing salts.
  • Estate roads, playgrounds, and cycle lanes: ideal for faded red or black tarmac, providing both durability and safer grip.
  • Sports courts & community spaces: revives colour uniformity and withstands heavy foot traffic.
  • Commercial forecourts & pedestrian walkways: offers professional-grade, slip-resistant protection with the Anti-Slip variant.

This sealer is particularly valuable where downtime must be kept to a minimum, with same-day recoating and full vehicle use allowed within 24 hours.

Application Instructions

Surface Preparation

  1. Clean: Jet-wash or scrub with a proprietary driveway cleaner, rinsing thoroughly. Allow at least 48 hours drying.
  2. Remove debris: Eliminate moss, weeds, oil stains, and loose aggregate.
  3. Repairs: Fill potholes or damaged areas with cold-lay asphalt before sealing.
  4. Test Patch: Always test a small section to confirm colour match and adhesion.

Mixing

  • Stir the product thoroughly to ensure uniform consistency.
  • For the Anti-Slip variant, ensure the quartz grit remains evenly suspended during application.

Application

  • Decant into a tray or sprayer; do not pour directly onto the surface.
  • Apply the first coat by roller, brush, or sprayer in a thin, even layer, then back-roll to level.
  • Allow approx. 3 hours at 18 °C until touch-dry with a uniform matte appearance.
  • Apply the second coat cross-directionally for a stronger seal and deeper colour.
  • Maintain a wet edge and work in sections no wider than 3 m to avoid lap marks.

Curing & Reopening

  • Protect sealed areas from rain for at least 6 hours.
  • Allow light foot traffic after 6–8 hours.
  • Reopen to vehicle traffic after 24 hours at 18 °C.
  • Full chemical/weather resistance is achieved after 7 days.

Clean-Up

  • Wash tools immediately with warm, soapy water before the coating cures.
  • Absorb spills with sand or vermiculite and dispose of them in line with local regulations.

Frequently Asked Questions

What surfaces can Extreme Seal Tarmac Restorer be used on?
It is suitable for tarmac, asphalt, aged red tarmac, and sound concrete driveways, car parks, footpaths, playgrounds, cycle lanes, and sports courts.
Does this sealer restore faded tarmac colour?
Yes, it rejuvenates worn or faded tarmac with a choice of colours shown in the current selector, giving a uniform, freshly laid appearance.
What finish does it leave on the driveway?
The standard version dries to a smooth satin finish, while the Anti-Slip variant creates a micro-textured matt surface with added grip.
Is the Anti-Slip version suitable for sloped driveways?
Yes, it is factory-mixed with rounded quartz grit for extra traction, making it ideal for slopes, footpaths, and high-traffic walkways.
How long before I can drive on a sealed surface?
At 18 °C, light foot traffic is possible after 6–8 hours, while vehicles can return after just 24 hours.
How many coats should I apply?
Two thin, even coats are recommended to restore colour, seal the surface, and achieve long-lasting protection.
Is this a solvent-based or water-based tarmac sealer?
It is a water-based acrylic, with water clean-up; follow the label and safety sheet for handling precautions.
Will it stop tarmac fretting and loose aggregate?
Yes, the resin penetrates the surface to bind loose particles, helping prevent fretting, ravelling, and further deterioration.
Does it protect against oil, fuel, and de-icing salts?
Yes, it forms a breathable barrier that resists oil drips, petrol, diesel, dirt, and winter road salts.
Can I apply it to concrete as well as tarmac?
Yes, it can be used on sound, dry concrete driveways, forecourts, and pedestrian routes as long as the surface is clean and porous.
How quickly does it dry between coats?
The coating is touch-dry in around 3 hours, allowing same-day recoat for faster project completion.
Will it peel or flake like paint?
Correct preparation and compatibility are important for adhesion. No coating can guarantee freedom from peeling or flaking on every substrate; test an inconspicuous area first.
Do I need special tools to apply it?
No, it can be applied easily with a brush, roller, or low-pressure sprayer, making it suitable for both DIY and professional use.
How should I prepare the driveway before sealing?
Clean thoroughly, remove moss, weeds, and oil stains, repair damaged areas, and ensure the surface is fully dry before application.
How long does the protection last?
Service life depends on preparation, surface condition, weather, traffic and maintenance. Check the finish periodically and maintain worn areas; no fixed service-life guarantee is given.
