Extreme Anti-Slip Balcony Paint is a high-performance, water-based acrylic coating engineered to make balconies, terraces and raised walkways safer underfoot. A textured silica-grit finish delivers reliable grip in rain, frost and condensation — exactly where smooth balcony surfaces become dangerously slippery — while the tough, flexible film protects the substrate from water, weather and everyday wear.

Because it's water-based, it's low-odour, low-VOC and cleans up with water, making it the practical choice for occupied apartments, hotels, offices and residential blocks where solvent fumes and long downtime aren't an option. It dries fast (touch-dry in 2–4 hours), so a balcony can be prepped, coated and back in use quickly, and the UV-stable pigments keep colours looking sharp season after season without cracking, peeling or fading.

Available in 14 colours — Charcoal, Mid Grey, Light Grey, Brown, Sandstone, Terracotta, Black, Red, White, Mid Green, Dark Green, Light Blue, Mid Blue and Dark Blue — it's a smart upgrade for both private balconies and the communal walkways and roof terraces that landlords and building managers are responsible for keeping safe.

Cool, damp or shaded conditions extend these times. Protect fresh coatings from rain for at least 6 hours after application.

Storage & clean-up

Store between 5 °C and 30 °C, frost-free (water-based coatings must not freeze). Reseal tins firmly between uses. Clean brushes, rollers and equipment with warm soapy water while the paint is still wet — no harsh solvents needed.

Safety notice

This is a low-VOC (< 100 g/L), water-based, low-odour coating. Apply with adequate ventilation, avoid skin and eye contact, and keep children and pets off the surface until fully cured. For full PPE and handling guidance, see the product Safety Data Sheet (SDS).

Surface preparation
The surface must be clean, dry and structurally sound. Remove all dirt, grease, algae, moss and any loose or flaking coatings. Treat biological growth with a suitable biocidal wash and allow it to work before rinsing. On concrete and screed, make sure the surface is fully cured, then remove laitance, dust and contaminants by light mechanical abrading or sweeping; fill and repair any cracks and let repairs cure fully. Moisture content should be below 15% before application. Lightly key smooth, sealed or previously painted surfaces so the paint can grip.

Mixing
Stir thoroughly with a paddle mixer for at least 2 minutes until fully uniform, and stir again during use to keep the texture even. For the anti-slip finish, make sure the silica grit is evenly dispersed throughout the paint before application. Do not shake, as this introduces air bubbles. The product is ready to use — thin only if necessary for spray application (maximum 5% clean water).

First coat
Apply a thin, even coat using a brush or medium-nap roller. Cut in the edges first, then work the main area, keeping a wet edge to avoid lap marks and taking care to avoid puddling in low spots.

Second coat
After 2–4 hours at 18 °C, apply a second thin coat at right angles to the first pass. This ensures complete coverage, consistent colour and a uniform anti-slip texture.

Optional third coat
For high-traffic communal walkways or heavily exposed roof terraces, a third coat can be applied once the second has fully dried, for extra durability and grip in the busiest areas.

Curing
Protect freshly painted surfaces from rain or moisture for a minimum of 6 hours. Allow 8 hours before light foot traffic, 24 hours before normal balcony use, and 7 days before the coating reaches full cure and weather resistance.

Clean-up
Clean all brushes, rollers and equipment immediately after use with warm soapy water while the paint is still wet — no harsh solvents needed. Dispose of waste and rinse water per local environmental regulations; never pour into drains or watercourses.
