Extreme Anti-Slip Balcony Paint is a next-generation, water-based acrylic coating that works as both a decorative floor paint and a durable sealer. Developed to provide long-lasting slip resistance on balcony floors, terraces, and external walkways, it creates a textured, high-grip surface that improves safety underfoot while maintaining a clean, uniform finish suitable for residential and commercial settings.

Formulated using advanced acrylic technology, this coating incorporates silica grit aggregates that produce a consistent surface texture, helping to reduce the risk of slips in wet or damp conditions. It is particularly suited for balconies, terraces, communal walkways, and elevated outdoor areas where rain, condensation, and regular cleaning can create hazardous surfaces. The low-odour, water-based formulation makes it a safe alternative to solvent-based coatings, suitable for use in occupied buildings such as apartments, hotels, offices, and residential complexes without causing disruption to residents.

Available in a wide range of durable, fade-resistant colours including Charcoal, Mid Grey, Light Grey, Black, White, Red, Mid Green, Dark Green, Light Blue, Dark Blue, Sandstone, Brown, Terracotta, and Mid Blue. The UV-stable pigmentation helps retain colour depth and clarity over time, even under continuous exposure to sunlight and outdoor weather conditions. The coating enhances surface visibility while providing a protective barrier against weathering, foot traffic, and environmental wear.

Manufactured in the UK under ISO 9001 quality standards, this coating delivers consistent performance and reliability. Its breathable film technology allows moisture trapped in the substrate to escape while still sealing the surface, reducing blistering, peeling, and common coating failures associated with rigid coatings. Suitable Surfaces:

• Concrete balconies, terraces, and walkways

• Concrete slabs and screeds on balconies and terraces

• Masonry surfaces including render and screed

• Previously painted balcony surfaces in sound and stable condition

• Exterior access walkways and communal areas

• Roof terraces and elevated outdoor zones

Note: Not recommended for asphalt, self-levelling screeds, natural stone with protruding aggregate, or smooth glazed tiles without adequate preparation. Always test on a small inconspicuous area prior to full application. Surface porosity and condition will affect coverage and final appearance.

Coverage & Spread Rate:

• 6–8 m² per litre per coat, depending on porosity and surface profile

• 5 L tin covers approximately 15–20 m² with two coats

• 10 L tin covers approximately 30–40 m² with two coats

• 20 L tin covers up to 65 m² with two coats

• 1000 L IBC tank covers up to 3,250 m² with two coats — ideal for large-scale residential developments, commercial properties, and multi-unit apartment projects

Coverage will vary based on substrate porosity and condition. Rough or porous balcony surfaces may require additional product. Avoid over-application as this may affect drying and texture performance.

Drying & Curing Times (@ 18 °C):

• Touch dry: 1–2 hours

• Recoat: 2–4 hours

• Light foot traffic: 12 hours

• Normal use: 24–48 hours

• Full cure and weather resistance: 7 days

Drying times will extend in cold or humid conditions. Do not apply if rain is expected within 2 hours of application.

Storage & Clean-Up:

• Store sealed containers between 5–30 °C in a dry, frost-free place

• Ready to use — thin only if spraying (maximum 5% clean water)

• Over-thinning reduces film build and protection

• Reseal firmly between uses to prevent skinning or contamination

• For 1000 L IBC orders, ensure the tank is stored on a level, stable surface and agitated thoroughly before dispensing to maintain pigment and aggregate consistency

• Clean brushes, rollers, and tools with clean water immediately after use

• Dispose of waste according to local regulations

Finish & Appearance:

Provides a durable, textured satin finish with evenly distributed silica grit, designed to maximise slip resistance while maintaining a clean and consistent surface appearance. The anti-slip profile is uniformly distributed across the surface, ensuring reliable grip without compromising visual appeal. Colour options enhance safety and complement surrounding balcony and terrace surfaces, balustrades, and exterior architecture.

Safety Notice:

This is a water-based product with low hazard during use. Apply in a well-ventilated space. Wear appropriate protective equipment including gloves and eye protection. Avoid eye contact and prolonged skin exposure. Keep away from children and pets until fully cured. Not suitable for ingestion. Ensure the balcony surface is fully cured before resuming normal use. Additional Notes

For large balcony areas, it is recommended to order all required material in a single batch to maintain colour consistency. Products may be supplied in plain or trade-labelled containers during high demand periods without affecting quality. Minor packaging damage may occur during transit.
