Extreme Seal Concrete Dustproofer / Floor Primer & Sealer

Extreme Seal Concrete Dustproofer / Floor Primer & Sealer is a clear, single-pack, water-based acrylic designed to soak into porous concrete and screeds, binding loose fines to create a durable, dust-free surface. The low-VOC, solvent-free formulation is virtually odourless, making it ideal for garages, warehouses, workshops, retail back-of-house areas, and food storage spaces where ventilation may be limited.

Used as a primer, one thin coat improves wetting and adhesion for water-based topcoats especially our Quick-Drying Concrete Floor & Patio Paint + Sealer helping to prevent peeling on bare slabs, power-floated floors, block paving, and other high-suction substrates. Used as a standalone concrete floor sealer, two coats form a breathable, satin micro-film that resists dusting, tyre marks, and light oil staining, while still allowing vapour to pass through so moisture is not trapped beneath the coating.

Manufactured in the UK under ISO 9001 quality controls, this professional dustproofer touch-dries in around 1–2 hours, enables same-day recoating, and is supplied in 5 L, 10 L, and 20 L packs for both DIY and trade projects. A lightly self-leveling application character helps even out minor surface porosity for a more uniform finish (not a screed or repair compound).

Suitable Substrates

• Interior and exterior concrete floors and cement screeds

• Cement slabs, flags, cementitious toppings, and porous masonry

• Block paving prior to water-based floor coatings.

Not recommended for asphalt, dense/non-porous self-levelling compounds, or surfaces with exposed natural stone aggregates where darkening is undesirable. Always test a small area first.

Coverage & Spread Rate

• Primer use (first coat on bare concrete): ~ 5 m²/L (~50 μm WFT applied thinly)

• Sealer use (second coat): ~ 7 m²/L on previously sealed/primed surfaces

• Highly porous or ground slabs may absorb more on the first coat to apply thin, even coats to refusal, removing any excess.

Drying & Curing Times (@ 18 °C)

• Touch dry: 1–2 hours

• Recoat window: 2–4 hours

• Light foot traffic: ~8 hours

• Vehicle traffic: ~24 hours

• Full cure / chemical resistance: 7 days

Cooler temperatures or high humidity will extend drying.

Finish & Appearance

• Clear, satin finish when used as a two-coat sealer

• Penetrating, invisible primer layer when used under compatible water-based topcoats

• Helps reduce surface chalking and improves cleanability

Storage & Thinning

• Store sealed between 5–30 °C in frost-free conditions; reseal firmly between uses.

• Ready to use for spraying, thin with up to 5% clean water only

• Clean tools and rollers with warm, soapy water while the product is wet.
