Extreme Paints Quick‑Drying Concrete Floor & Patio Paint + Sealer is a single‑component, low odour acrylic engineered to protect and beautify concrete floors and patios. Premium resins lock in rich colour while resisting tyre marks, oil drips, salt, and mild chemicals. A choice of smooth satin or integrated anti‑slip grit lets you tailor the surface to showrooms, garages, workshops, ramps or pool surrounds.

This concrete patio sealer is formulated and manufactured in the UK under ISO 9001 quality controls. This coating delivers excellent colour retention and long‑term durability even on sun‑exposed slabs with fast drying concrete paint. The breathable film blocks dusting yet allows trapped substrate moisture to escape, reducing the risk of blistering. Ideal substrates include concrete slabs, screeds, block paving and well‑bonded paint. Not recommended for asphalt or surfaces with protruding natural stone.

Safety is paramount, and with its slip-resistant floor sealer feature, you can ensure that treated surfaces are safer for foot traffic. The heavy-duty concrete paint formulation guarantees durability, even in high-traffic areas.

Colours Available

Light Grey • Mid Grey • Dark Grey • Rustic Red • Light Blue • Mid Blue • Dark Blue • Mid Green • Dark Green • Black • White • Sandstone • Terracotta • Brown

Spreading Rate (Coverage)

Approximately 6–8 m² per litre per coat, depending on porosity.

Storage

Store indoors between 5 °C and 30 °C away from direct heat and frost. Reseal firmly between uses to prevent skinning.

Thinning

Ready for use. For spray work up to 5 % clean water may be added. Excessive thinning will reduce film build.

Batch Consistency

Order total requirements in one transaction to ensure colour consistency. Separate production dates may vary slightly in shade.

Disclaimer: In periods of high demand, your order may arrive in a plain white tin with the correct product label applied. This does not affect quality or volume.

Application

Surface Preparation
Remove grease, dust, moss, and any loose or flaking paint from the concrete surface. Substrates must be dry with a moisture content below 15%. Power‑floated or polished concrete should be lightly etched or mechanically abraded to promote key and ensure optimal adhesion of quick-drying concrete floor paint and sealer.

Priming Bare Concrete
Apply one coat of Extreme Seal Concrete Dust Proofer & Primer to porous or uncoated concrete surfaces. This concrete primer enhances penetration, anchors the topcoat, and minimises suction — essential for high-performance industrial concrete paint systems.

Mixing
Stir thoroughly with a paddle mixer for two minutes, ensuring any anti-slip silica grit is evenly dispersed throughout the concrete patio paint solution.

Application Method
Use a brush, medium‑nap roller, or airless / HVLP sprayer (smooth finish only). Apply two thin, even coats of this quick-drying concrete patio paint at right angles, allowing 2–4 hours between coats at 18°C.

Curing Schedule
Allow light foot traffic after 12 hours, vehicle traffic after 48 hours, and full chemical resistance after 7 days. Lower temperatures may increase drying time for the patio and driveway sealer.

Frequently Asked Questions

Can I use this paint on garage floors that see daily car traffic?
Yes. This garage floor paint forms a high-build acrylic film that resists tyre abrasion and hot-tyre pickup once fully cured (7 days).
What is the difference between the Anti-Slip and Standard finishes?
The anti-slip concrete paint version contains fine silica particles that create a subtle textured surface for extra grip; the Standard finish is smooth satin and easier to clean—ideal for indoor concrete floor paint applications.
Do I need a primer first?
A primer is strongly recommended on bare or porous concrete. Use Extreme Seal Concrete Dust Proofer & Primer for best adhesion and long-term durability, especially before applying any concrete patio paint or industrial concrete coating.
How far will one 10-litre tin go?
At 6–8 m² per litre, a 10 L tin covers roughly 60–80 m² per coat. Two coats are advised for the best coverage with this quick-drying concrete paint.
Can I apply it on block paving or slabs outdoors?
Yes, provided the surface is dry, clean, and free of loose sand. Block paving sealer should be pressure-washed first, and any jointing sand allowed to dry before application.
Is it suitable for wood or decking?
It will adhere to sound, lightly sanded timber but is optimised for concrete and masonry surfaces. For heavy-movement decking, use a flexible decking paint specifically designed for that purpose.
Which tools work best?
Use a medium-nap roller for large areas, a brush for edges, or an airless/HVLP sprayer for smooth (non-grit) finishes—recommended for this type of patio floor sealer.
How soon can I walk or drive on the surface?
Light foot traffic after 12 hours, vehicle traffic after 48 hours at 18 °C. Cooler weather will extend drying times of this quick-drying patio paint.
Is the product safe for pets and children once dry?
Yes. After full cure, this low-VOC concrete floor sealer is non-toxic and low in residual odour, making it safe for pets and children.
Can it be tinted to custom RAL or BS colours?
Absolutely. Contact us for bulk orders and we can supply this concrete floor paint in any standard RAL or BS shade.
What is the lowest temperature I can apply this paint?
Apply when air and surface temperatures are above 10 °C and rising. Cold, damp conditions can prolong drying time and affect adhesion of the acrylic concrete paint.
How do I clean tools and accidental spills?
Wash brushes and rollers with warm soapy water before the garage or patio floor paint dries. Wipe spills immediately with a damp cloth.
How should I store leftover paint?
Reseal the lid tightly and store indoors between 5 °C and 30 °C. Shelf life is up to 24 months unopened—typical for industrial floor paints.
Will the colour fade in sunlight?
The formula contains UV stabilisers for excellent colour retention. However, very bright shades of outdoor concrete paint may show slight fading after several years of intense exposure.
Can I use this product inside my basement workshop?
Yes. The low-VOC, low-odour acrylic concrete sealer is ideal for enclosed spaces like basement workshops with proper ventilation during application.
